Specification on a Grand Scale

The Tuscan House at Jumeirah Golf Estates underwent a complete renovation, earning a nomination for Dubai’s Top 50 Home Awards by Prime by Betterhomes. The concept centred on layered, bespoke living. Art, texture, sculptural elements and natural stone sit in quiet dialogue, creating interiors that now feel composed and curated.

To ensure this exceptional,13,000 sq ft. villa had the wow-factor, Esme Project Lab came to SANIPEX GROUP to specify luxury, design-led products throughout. Across all three levels, our scope included a comprehensive range of kitchen appliances and bathroom products, alongside a huge supply of tiles. From the chef’s kitchen to the show kitchen, all eight bathrooms, six bedrooms and multiple living and entertaining spaces, we delivered a fully coordinated specification designed to achieve impact at scale, ensuring every touchpoint felt part of a larger whole.

This project was a true celebration of bespoke design, where architecture, craftsmanship and materiality came together seamlessly. Working with SANIPEX ensured that the technical and supply aspects supported the creative vision, allowing us to deliver a home that is both highly detailed and effortlessly refined.

Contemporary Kitchen Appliances

Both the show kitchen and chef kitchen were equipped with both luxury and premium appliances. For the show kitchen, a full solution including electric hob, warming drawer, luxury fridges, freezers, wine coolers, and a BYSTRO built in dishwasher enable effortless entertaining.

Beyond Product Supply

Extending beyond product supply, we provided full kitchen appliance installation and managed specialist orders to meet the client’s exact requirements. This included sourcing a 45cm Fhiaba wine cooler for the basement bar area and a bespoke induction hob with integrated downdraft, integrated within the layout.

Spa-Like Bathrooms

Conceived as quite escapes, the bathrooms exude spa-like comfort. BAGNODESIGN products feature throughout, with mixers, basins, bathtubs sanitaryware and accessories creating visual harmony across each space. The BAGNODESIGN Bristol collection of  basin, bath and shower mixers, together with sculptural shower columns, are specified throughout in the warm Soft Bronze finish, which extends across all brassware, accessories and plumbing.

Organic materials heighten the sense of calm, with Catania travertine countertop basins featured in the master, powder and basement bathrooms. Together, they create a composed, material-led scheme with a quiet sense of character. For the master bathroom, the generously sized Garda bathtub is a welcoming reprieve for daily rituals of rest and reset.

A Cohesive Finish Throughout

Throughout this 13,000 sq ft. home, porcelain wood and stone-effect tiles from Italian brands such as Del Conca and Gardenia defined the material palette, reflecting warmth and resort-style luxury. These covered the basement, ground floor dining and living areas, hallways, TV room, study, treatment room, entertainment room and IT room, as well as all eight bathrooms and six bedrooms. On the first floor, tiles were also specified for the balcony, five bedrooms including dressing rooms and closets and the stair hall — ensuring design continuity across all levels.

Fabulous Fireplace

Forming the heart of the living space, the EcoSmart Flex firebox burner was integrated into a double-sided fireplace as a contemporary focal point. Its smokeless, biofuel-burning design allows for flexible installation, requiring no additional considerations such as vents.
